# EliseAI Raises US$350M at US$4B Valuation as AI Spreads Through Housing and Healthcare

EliseAI, a New York-based company that builds AI agents for property managers and medical practices, said on September 29 that it raised US$350 million at a US$4 billion valuation. The round was co-led by Andreessen Horowitz (a16z) and Bessemer Venture Partners, with participation from Ontario Teachers' Pension Plan, Sapphire Ventures and Navitas Capital. Bessemer partner Sameer Dholakia joins the board. The valuation is nearly double the roughly US$2.2 billion the company was valued at after its US$250 million Series E, led by a16z in August 2025.

Founded in 2017 by CEO Minna Song and CTO Stoyan Stoyanov, EliseAI automates leasing, maintenance, renewals and billing for apartment operators, plus scheduling, intake, insurance checks and referrals for specialty physician groups. The company says it crossed US$200 million in annual recurring revenue (ARR) in June 2026, its fifth straight year of doubling revenue, and that its software powers one in six U.S. apartment units. It plans to use the money to automate more customer operations, grow engineering, deployment and sales teams across North America, and set up San Francisco as a second engineering hub. The raise follows the launch of Apollo, an AI "teammate" built into the same platform that runs a property team's daily work.

## Market Context

Investors are putting more money into AI tools built for specific industries, and real estate is one of them. Global proptech venture funding reached US$11.5 billion through late October 2025, above the US$9.9 billion raised in all of 2024, according to Commercial Observer, citing analysis from the Center for Real Estate Technology & Innovation. AI's share of that funding rose from about 20% in 2024 to between 30% and 50% in 2025, and multifamily leasing was among the categories drawing the most capital.

EliseAI's growth curve shows how fast that money has followed traction. The company was valued at about US$1 billion in its US$75 million Series D in August 2024, led by Sapphire Ventures. A year later it had passed US$100 million in ARR and served 10% of the U.S. apartment market. It has since doubled ARR again and grown its share to about one in six units. In healthcare, it competes with a growing group of AI startups targeting front-office work at medical practices, such as call handling, booking and prior authorizations.

## Regional Relevance

For the United States, the deal shows AI spending moving past chatbots and coding tools into the back offices of two of the largest household expenses: rent and healthcare. Song has said that housing and healthcare make up about 40% of the average American household's spending. Both sectors rely on large front-office teams that handle calls, paperwork and scheduling. EliseAI's pitch is that AI agents can take on that work end to end, which matters for landlords' margins and could change how renters and patients deal with these businesses.

The timing lines up with a rental market that is getting tighter. U.S. multifamily vacancy fell to 8.2% in the second quarter of 2026, according to CoStar, as renter demand outpaced new supply by more than 45,000 units and deliveries fell 22% year over year. With less new construction coming online, operators are looking to get more out of the properties they already manage, and automating leasing and maintenance is one way to do that.

For New York, the round adds to the city's base of large AI companies outside the San Francisco Bay Area. The company also has teams in Boston, Chicago, Austin and Toronto. Its decision to open a second engineering hub in San Francisco shows that competition for AI engineers still runs through Silicon Valley.

## The Other Side

**Can the healthcare business grow as fast as housing?** Housing is where EliseAI built its lead, reaching about one in six U.S. apartment units. Healthcare is a more crowded field with longer sales cycles, stricter privacy rules and many AI rivals going after the same front-office tasks. The company has not broken out revenue by segment, so it isn't clear how much of its growth comes from healthcare.

**How will renters and regulators respond to AI running more of the tenant relationship?** Automated leasing and maintenance can speed up responses, but renters may push back if they can't easily reach a person. Software in rental housing is already under scrutiny over pricing algorithms, and agents that make decisions on leases and renewals could draw similar attention over fairness and accountability.

**Is a US$4 billion valuation justified at US$200 million in ARR?** That works out to about 20 times ARR. The multiple depends on EliseAI keeping up the near-doubling growth it reports. A slowdown in apartment operators' tech budgets or a cooling of AI funding would make that multiple harder to defend at the next round.
